Design Inc. Brisbane are the architects and lead-consultant in this project to develop:
• 6 No. 13-level commercial/retail buildings
• 27 floor hotel and serviced-apartments
• educational centre
• mosque
• 2 No. 32-level residential towers
• 61 level residential tower — the crown jewel of the development.
Our team was tasked with providing a master planning report for the site’s infrastructure. Design started with estimating the connected load for each building – electricity, telecommunications, water, sewerage, storm water, etc. – which in turn informed required plant-room and duct sizes.
As Dubai’s existing electricity and water supply network are already overstretched, several sustainable energy generation and reduction techniques were reviewed. Solar and wind generation were considered, however our efforts focused on the use of Combined Heat and Power (CHP) generation. An operational usage profile for each building was created to determine the suitability of CHP for each plot. Centralised and decentralised services were also considered in order to maximise supply efficiency.
Passive building design techniques were heavily examined as was manipulation of building locations and orientation in order to maximise energy savings, and to reduce each buildings carbon footprint.
